We did not start as a marketing agency. We started as a property management company. Over a decade of operations, 1,000+ doors, two cities 150 miles apart, and every lesson that comes with building a PM business from the ground up.
Our Story
We ran a property management company for over a decade. At our peak we were managing over 1,000 doors across two cities about 150 miles apart. And for a long time, we were stuck. Revenue was sitting around $130 per door. We kept adding doors thinking that was the answer. More doors, more revenue. But more doors just meant more problems, more maintenance calls, more owner complaints, and more burnout. The margins stayed thin no matter how many doors we added.
That changed when we joined NARPM, started taking courses, and got into groups with operators who were running their businesses completely differently. We learned how to restructure our PMAs, build ancillary revenue, and position ourselves as a premium service. We took revenue from $130 per door to close to $300 per door. Same markets. Same types of properties. Completely different business.
Here is where it gets interesting. We went from over 1,000 doors at $130 to around 300 doors at the same total revenue. We were making the same money with a third of the workload. Today we manage about 500 doors at significantly more revenue than we ever made at 1,000. Quality over quantity is not just philosophy. It is math.
The other thing we built was a company that runs without us. That is the goal every PM owner talks about but few actually pull off. We hired the right people, built the systems, and got ourselves out of the day-to-day. The business operates on its own with employees running the show. We have weekly meetings to review how things are going, but the operations do not depend on us being in the chair every morning. That is the real success story.
How We Got Here
Along the way, we figured out marketing. Not the kind where you hand money to an agency and hope for the best. We hired one of those agencies early on. They talked about impressions and click-through rates. We asked how many PMAs those clicks turned into. They did not have an answer. So we fired them and figured it out ourselves.
We burned money on tenant clicks, ran ads to our homepage instead of dedicated landing pages, and bid on keywords that sounded good but attracted the wrong people. But we kept at it. We learned which keywords signal a landlord ready to hand over the keys, which ad copy gets owners to pick up the phone, and how to track all the way from click to signed PMA.
Those systems made our company dominant in our markets. When someone searches for a property manager in the cities we operate in, we are there. We are in the Google Map Pack. We are in the top three for number of reviews and quality of reviews. Our SEO ranks number one. It took years of consistent work to get there, but it was always a priority. Now that AI chat and AI-powered search are becoming a bigger part of how people find services, we are making sure we show up there too.
And it does not stop at getting found. When someone visits our site and does not convert right away, we retarget them. When they enter our sales system but do not buy immediately, we nurture them with content about our business, our results, and our approach. We built a full marketing engine, not just an ad campaign. That is what gave us the confidence to do this for other PMs.
